Sorce Architecture was asked expand an existing shopping center owned and occupied by Sullivan Foods along the expanding Route 38 corridor. The existing site entrance was transformed with a new landscaped boulevard and monument sign. Outlot buildings were maximized for lease profitability and arranged about the site to allow for clear site-lines and clean vehicular & pedestrian circulation.
The anchor building was designed specifically for Swedish American Medical Group who was looking to launch into the Rochelle Area. The core & shell was constructed with sustainability in mind. High performance insulation, roofing, and glazing were provided to significantly reduce the energy use of the building. Sorce Architecture was responsible for the coordination between the developer, the medical tenant, the medical tenant’s architect, the civil engineer, and the landlord.
The developments expansion was so successful that a second outlot building was constructed on the heels of the anchor building using the same design and construction team and was fully leased upon its construction.
